Square Quarters Tenant Charges

Fees & Payments (as permitted under the Tenant Fees Act 2019)

Holding Deposit - One week's rent

Security Deposit - 5 weeks rent to £50,000pa or 6 weeks if higher

Change of Tenant/sharer - £50 inc VAT or reasonable costs if higher

Failure to return keys plus cost of changing locks - Full replacement costs

Early Termination - Payment of any reasonable costs associated with your early termination of the tenancy including unpaid rent and/or to cover Landlord losses.

Variation of Contract - £50 inc VAT (see below)

Fees for non-assured shorthold tenancies / non-licenses (Company lets, Short lets, Holiday lets)

Tenant Fee £180 per person subject to a minimum fee of £240.

This is fixed-cost fee that can cover a variety of works depending on the individual circumstances of each tenancy, including but not limited to conducting viewings, negotiating the tenancy, verifying references, undertaking Right to Rent checks (if applicable) and drawing up contracts. It is charged on a per individual basis - not per tenancy. The charge will not exceed £240 inc VAT per individual and will only be applied to the first four individuals entering into the tenancy where there are more than four individuals taking occupation of the property. The charge will not exceed this sum unless you request or cause one of the specific additional services or fees set out elsewhere in this document.

Fees for AST's starting Pre June 1st 2019 and ending before the 31st of May 2020 the fees remain the same as detailed in your contract.
